South Baltimore getting a brew pub, also more condos and stuff

***EDIT: As with all things bar-news related, rumors can turn out false. Apparently the rumor about Mike McDonald and/or Red Brick isn’t all that true, I’m looking into it. A thousand apologies!***

Word came down the line recently that the really super neato looking – but horribly abandoned – Pabst Brewing Co. building at the ass end of S Charles St. has been getting a bit of a cleaning lately, a rehab if you will, because the fine folks of White Marsh’s Red Brick Station – notably Brew Master Mike McDonald – have intentions of opening a brew pub there. Whether or not it’ll be a Red Brick South or something similar remains to be seen SOMEONE, WHO KNOWS, may be opening a brew pub in the building in the uncertain future. One thing’s for certain: that building is massive, and will require a lot of work to get it up to “modern standards.” Beyond that, a lot of warm bodies will be needed to fill those seats on a regular basis in order to keep it up and running.

Fortunately, not only is there a rather large apartment complex right next door and the Institute for the Blind, but another apartment/condo/whatever complex has broken ground for development directly across the street, with plans to include 193 residential units and a parking garage for 280.

This is pretty great news all over – though 183 apartments not so much in my opinion – as the site being developed has been a blighted mess for umpteen year over years. The parking garage is absolutely clutch for an area that is screaming for a parking solution, whether it be for residents or weekend warriors looking for a place to park without getting $120 tickets for setting up in a residential area. Then again, the parking garage may not be open for such things, so I guess we’ll have to wait and find out when the time is right. And hey, if the brewpub ends up being enough of a draw to get folks to come to the ass end of S Charles St., then it’s a win-win for everyone.

I’m guessing that garage won’t be free and/or open to non-residents of the new condos so I see the parking situation around there going from bad to worse.  If I move may car after 9:00 or so I have to park pretty far away to find any spots.  But it’ll be nice to have things aside from abandoned factories in those spots.

    1. I wouldn’t dare to dream that any parking garage would be free, believe me I feel your pain. I’ve been saying for *years* that the best solution for that area’s parking situation is either a limit to residential permits per rental or a residential garage – the “enhanced restrictions” put into place a few years ago haven’t done anything at all to alleviate the problem…

  2. The Back end of SoBo/Fed Hill should look pretty great when both projects are complete.  Heard the Apartment building might have some businesses on the street level, maybe a restaurant.  5 years ago it was slated to be Townhomes, which would have been great, but anything is better than the wasteland it was before. 

  3. Rumor also has it, it might be section 8 housing/assisted living…could be false, could be true.  No one is coming right out and saying it isn’t.

  4. Those condos last time I looked had a “Housing and Urban Development” Sign hanging in front, I think that it will be all section 8. 

      1. Thank Gosh, even though I was sure it wasn’t, I was still worried.  Where I live, Kyle Boller could easily hit the project with a football from one knee.  

        1.  After this weekend it is safe to say that pass would be picked off by one of the construction workers.  I talked to a development guy this weekend, he mentioned “German” when talking about the Brew Pub, hope he is right!

I heard there will be a few Lower income units… It is private, so there is no way they could make money at that location with all section 8.  Units demand $1500-3000 a month around here, Section 8 vouchers aren’t going to provide enough money to pay market rates.  Hopefully it will be like they’ve done in Hampden where it is discounts for Teachers, Police officers… stuff like that. 

  6. Rumor has it that I hate Red Brick Station but rumor also has it that I love the idea of the Pabst building being rehabbed into a brewpub.  Bring it!  I’ll bus it out.  Screw your parking issues.

I’m fine with it as long as Light St. gets permit parking like the end of Charles St. Already have a problem with people parking on the 1700, 1800, and 1900 blocks of Light to go to Cross St. bars because existing permit parking funnels them down this way. Or we deal with tenants of the 101 Wells apartments that take up street parking because it’s closer to their entrance rather than parking on their private lot.

It’s up to the homeowners on each side of each street on each block to petition for it.  If you notice, only one side of the 1800 block of Charles is permit.  Luckily I have one parking spot so I don’t worry about it too much, but I’ll sign a petition if someone comes by.  Last time I live in area 30, I went to get a permit, and the lady told me my house doesn’t exist….. ahhh Baltimore City Employees!!

  8. The 1800 block of  Charles could use some renovation like that, whether it be apartment complexes, restaurants or both.  I say bring it on.
