Alright so, in theory, how long would it take any interested parties to recoup their investment on this deal, even if new ownership were to pack it in on weekends with a steady weekday flow? How would anyone be able to come into this business with a fresh idea for the space and make it a winner? Is it even possible at this price (also somewhat depending on the lease, which if it’s the same as before seems exorbitantly challenging)?
I’m really curious about all of this, considering a place like Muggsy’s is fairly small and just screams “Neighborhood Bar” no matter what you do, even with the first two months of lease gratis how could you possibly renovate the space (or not), reopen and manage to stay afloat for good?
One thing’s for sure, it’s going to take some seasoned professionals with their eyes wide open regarding the possibility of failure coming into the space. Hopefully that’ll happen and the rererereboot will be a winner!
The biggest negative to that space (not anyone who goes to it, owned it, worked in it, drank in it, passed out in it…just the space itself) is that it is only a 6 day license. If you could get a 7 day license in that place, it could work. But not being open on Sundays is a killer, especially during (what hopefully will be) football season.
Two words: Laser Tag.
Either that or a water park, that could be pretty sweet
